Case Study: Callaghan Square, Cardiff

Having previously advised Centrica (British Gas) on their office relocation to No 4 Callaghan Square, this investment was being tracked long before it came to the open market.  Comprising 111,000 sq ft of modern, prime, Grade A office accommodation, the investment was acquired for National Grid UK Pension Scheme for £22.6 million reflecting a net initial yield of 8.51%.  No 3 Callaghan Square is multi let and No 4 is single let to GB Gas Holdings Ltd.

Case Study: Marchmount and Dumfries House, Cardiff

Acting on behalf of Sydney & Cardiff Ltd this investment was acquired from Invista Real Estate Management Ltd.  Comprising 44,000 sq ft of prime city centre air conditioned offices, the buildings are let to Geldards solicitors and DTZ surveyors.  Retained to provide on-going Asset Management advice.

Case Study: Etap Hotel, Cardiff

Aware of Meghraj Properties requirement for safe secure investments let on long leases, an off market approach was made to developer owner Pedersen (Cardiff) Ltd.  A deal was agreed at £7.05 million reflecting a net initial yield of 5.59%.  The modern hotel is let to the Accor Group with 21 years remaining on a lease with annual upward only reviews to uncapped RPI.

Case Study: Blackhorse, Epona, Conwy and Cardigan House, Swansea Enterprise Park

Having previously acquired Cardigan and Conwy House in an off market acquisition for Aviva, this block of four office buildings on the Swansea Enterprise Park were sold to Praxis Holdings for £5.5 million.  Tenants include Lloyds TSB, Equity Syndicate insurance, Leo Abse solicitors, Cap Gemini and a local NHS Trust.
